What is the point of spending time and money on this scale of research when all that is required is a handful of affordable homes?
There are plenty of ‘open-market’ homes for sale currently in the village – so why build more.
The affordable ones, which are required will not be built without a subsidy from a government ‘quango’ which is highly unlikely in this area as the government have no spare cash for this type of rural project.
House building companies, as all businesses, have to make a profit, but affordable houses cost more to build than they are allowed to be sold for under the current area/earnings related formula.
Landowners will not sell their land for prices under what they are potentially worth in the future.
The only successful way is to subsidise the affordable houses by open market value houses which worked at a 25% / 75% ratio and then only when the housing market is buoyant.
I hope this will help you to make your recommendation against anymore housing for the foreseeable future.
