I support the increase in Housing Areas in Burton in Kendal, However would question the suitability of the Housing Area to the East of the town. This is a particularly elevated area and will be very visible. I believe there is a more suitable area as outlined below.

Amendment of the development boundary to incorporate field to rear of The Royal Hotel.

I am conducting a feasibility report at present on the area of land to the rear of The Royal Hotel, which as i'm sure you are aware is closed and has been for some time. Redevelopment of this site would provide in the region of 10no. 2 bed flat in a town centre location. In addition a development of the former beer garden would allow new family homes to be constructed. The owners of the Public house own the land on which the bowling and multiple sporting enclosure are sited and the field behind this. As part of the feasibility study we have shown this field being used for housing. This benefits from screening trees to the rear boundary and also would mirror the more recent estate which was built to the North. The number of dwellings created on the site as a whole would be between 30 and 35, and of mixed sizes from 2bed flats to 4/5bed houses. This would allow the affordable elements of the scheme to be catered to the local need. To the south and East of the site are Public Footpaths which frame the site well. I have sent under a separate cover the outline plan for the site which identifies the areas more clearly.

With regard to the most suitable locations for expansion of the Housing areas of Kendal beyond the existing Development boundary. A logical area for development in my view would be the Westerly corridor between the existing Dev Boundary and the Bypass. The area to this side is by far the closest to the town centre of all the sites under consideration, allowing pedestrians to walk into the town, also to the local schools at Ghyllside and Dean Gibson. Given the present climate on avoiding travelling by car this would help. An existing access off Brigsteer Road is large enough to enable access to an area of land in the region of 6 acres giving capacity for residential and amenity land on the site and is bounded by footpaths providing good access around the site. This would then be able to extend to the South into the area marked 18 without the need to increase the traffic load on the existing estate to the East.
What change(s) would you suggest for this part of the Report?
The areas 22 and 18 allow excellent access to the Shenstone bypass access via Milnthorpe Road allowing a far more appropriate location for the Mixed/Employment/Housing uses. The Milnthorpe Road end could be more employement and as you go through the site to the North it becomes more Housing orientated. This would reduce the impact on the Vicarage Drive and Kirkbarrow Estates which become rat runs to the Tenterfell area.

I agree that a logical boundary for development would be the bypass, however this leaves a large swathe of land with potential for mixed use development and therefore would have far better access than the areas to the East of Kendal and even the South. I think the argument that the housing in this area is detached and private is irrelevent. The pros outweigh the cons in my opinion.
The site is close to Kendal Town Centre and has exceptionally good access to the bypass.
I have femailed a couple of sketches under a separate cover.
To keep loading the Shap Rd end of town seems illogical as predominantly people come from the South via the bypass and therefore have to go through town therefore loading the one way system more than it can take.

As discussed with Rea, I’ve sent in the LDFC-Response Forms on line under Martin Boyd Architectural Services.
The plans attached relate to the comments I’ve made on The Royal at Burton in Kendal these have the Prefix BINK.
The remainder relate to my comments on the Kendal Housing/Employement sites Prefixed KEND.
