There is already significant employment in this area including Lightburn Industrial Estate, Daltongate Business Park, Stonecross Mansion (formerly Marl) a Garden Centre and Hotel. It has good public transport links and is served by the A590 Trunk Road. Future employment sites are necessary for the prosperity of the town and to replace jobs lost by downsizing at Glaxo

This area is also suitable for a mixed development including employment, retail, hotel & residential
