Conditions / Reason for Refusal: Condition (1) The development hereby permitted shall begin not later than three years from the date of this decision. Reason: To comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

Condition (2) The development hereby permitted shall be carried out in accordance with the approved plans: 1151/03/A; and 1151/04/A. Reason: For the avoidance of doubt and in the interests of proper planning.

Condition (3) The stone to be used for the additions and alterations to the garage hereby approved, shall be of the same type, texture and colour as the stone used on the existing building unless otherwise agreed in writing with the Local Planning Authority. Reason: To ensure that the additions to the garage do not adversely affect the character and appearance of the area by reason of the materials used, in accordance with Policy CS8.10 of the adopted South Lakeland Core Strategy and saved Policy S2 of the South Lakeland Local Plan.

Condition (4) The doors of the garage shall be finished in black unless otherwise approved in writing with the Local Planning Authority. Reason: To ensure that the garage does not adversely affect the character and appearance of the area by reason of its colour, in accordance with Policy CS8.10 of the adopted South Lakeland Core Strategy and saved Policy S2 of the South Lakeland Local Plan.

Condition (5) The pitched roof shall be covered with slates being blue / grey in colour and of similar or the same texture to those mined within the County of Cumbria, a sample of which shall be submitted to and approved in writing by the Local Planning Authority before any development begins. Reason: To ensure the development is of a high quality design in accordance with Policy CS8.10 of the adopted South Lakeland Core Strategy and saved Policy S2 of the South Lakeland Local Plan.

REASON FOR GRANTING PLANNING PERMISSION: The proposed additions and alterations to the garage are acceptable in terms of scale and design and will not adversely impact on the amenities of the neighbouring properties. As such, the proposal is in accordance with saved Policy S2 of the South Lakeland Local Plan and Policy CS8.10 of the adopted South Lakeland Core Strategy.
