| Conditions / Reason for Refusal: |
Condition (1) The development hereby permitted shall begin not later than three years from the date of this decision.
Reason: To comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Condition (2) The development hereby permitted shall be carried out in accordance with the following approved plans: RF7; RR7; and RR8.
Reason: To preserve and enhance the special architectural and historic character of this part of Kendal Conservation Area.
Condition (3) The materials to be used in the construction of the external surfaces of the extension hereby permitted shall match those used in the existing building unless otherwise agreed in writing with the Local Planning Authority.
Reason: To ensure the extension respects the design of the parent building in accordance with Policy CS8.6 of the adopted South Lakeland Core Strategy and saved Policy C16 of the South Lakeland Local Plan.
Condition (4) The traditional sign board hereby permitted on the northern frontage shall not be attached to the building unless and until details of its materials and image have been submitted to and approved in writing by the Local Planning Authority, and the development shall not be carried out otherwise than in full accordance with such approved details.
Reason: To preserve and enhance the special character of this part of the Kendal Conservation Area.
REASON FOR GRANTING PLANNING PERMISSION
The development would preserve and enhance the special architectural and historic character of this part of the Kendal Conservation Area thereby according with saved Policy C16 of the South Lakeland Local Plan and Policy CS8.6 of the adopted South Lakeland Core Strategy. Moreover, the development would not be unneighbourly in planning terms and there are no other material planning considerations that indicate that planning permission should not be granted.
